&lt;p&gt;Today's foreclosure market is red hot and people are trying to take full advantage of the opportunities that are out there specially in southwest Florida.&lt;/p&gt;
&lt;p&gt;When making an offer to purchase &quot;Bank Owned&quot; property you must understand that the banks are &quot;The Sellers&quot; and they work toward selling there bank owned property in the &quot;best interest&quot; of the seller and structure deals to &quot;weight' the contracts in their favor.&lt;/p&gt;
&lt;p&gt;The Banks, Mortgage Companies and Corporations such as Credit Unions and Business Trusts use bank addendum's written by their real estate attorneys to&quot;Counter&quot; or &quot;Acknowledge with acceptance of &quot;conditions&quot; of agreement of the Banks Addendum.&lt;/p&gt;
&lt;p&gt;It's &quot;conditions&quot; as to be accepted as &quot;part&quot; of the purchase and sale contract and they have written in detail that this bank addendum takes presence over all parts of your sales and purchase contract. I have seen one page to as many as 15 pages of the bank addendum stating details of 'Acceptance of Conditions&quot; to be agreed pond by the Buyer.&lt;/p&gt;
&lt;p&gt;As they sometimes or a asset management company that looks in the best interest of the seller. So when your write your contract with your Realtor make sure your Realtor has experience in dealing with these type of addendum's and can explain in detail how this effects your purchase.&lt;/p&gt;
&lt;p&gt;Some of the topics they always address is Escrow Deposit, inspection period, closing date, conditions of Closing, and acceptance of as is condition to name a few.&lt;/p&gt;

You see I look at my business as a Internet marketing company with a focus in technology and service and my product&amp;nbsp; is real estate.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My interest grew from having one blog to having 3 blogs, many several social networking sites and continue everyday toward reaching out to possible clients or someones friends. Focusing on collecting people as followers on Twitter or Friends on Facebook. My Marketing success has been the driving force in selling real estate in the last 5 years in one of the toughest Real estate market in the country southwest Florida.&lt;/p&gt;
&lt;p&gt;The last two years have been some of my best years in a 12 year career in real estate. Today I manage a real estate office, sell and list real estate with Home Buyers and Sellers. I teach Social Marketing and Blogging/ Networking to Realtors and local business and the future is wide open ! My mind set is simple, what you give in helping local business you will get in return. Sharing the experiences is always good thing and I believe you will always get rewarded by the quality I give out, indirectly comes back to me in many forms. The quality I will receive in return has been well worth the effort and in most parts I have been correct 90% of the time.&lt;/p&gt;

&lt;p&gt;I would like to offer&amp;nbsp;a few questions, I&amp;nbsp;ask&amp;nbsp;the Listing Agent&amp;nbsp;before making an offer on a bank short sale listing.&lt;/p&gt;

&lt;p&gt;(2) &lt;strong&gt;Has the Seller submited&amp;nbsp;all the required documents&amp;nbsp;to the Lender?&amp;nbsp;&lt;/strong&gt;The lender will not even give the Listing Agent a reply with out&amp;nbsp;all the sellers required documents.&amp;nbsp;Some banks want&amp;nbsp;the seller required documents and your offer&amp;nbsp;submitted or all at one time. Just knowing the listing agent has a 100% complete package to the lender will speed up the process&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&lt;/em&gt;(3) &lt;strong&gt;What kind of discussions have you had with the Lender ?&lt;/strong&gt; This question puts the listing agent on the spot and opens up discussions. If the listing agent is&amp;nbsp;without a direct line to the&amp;nbsp;assigned&amp;nbsp;Loss Mitigation Officer to the file would in most cases result in a&amp;nbsp;longer then&amp;nbsp;norma&lt;img src=&quot;http://activerain.com/image_store/uploads/1/7/9/4/6/ar12796300364971.JPG&quot; height=&quot;225&quot; alt=&quot;&quot; width=&quot;300&quot; /&gt;l reply on your offer.&lt;/p&gt;
&lt;p&gt;(4)&lt;strong&gt;Dose the Seller have a First and a Second Mortgage,&amp;nbsp;&lt;/strong&gt; &lt;strong&gt;Is the second&lt;/strong&gt;&lt;strong&gt;&amp;nbsp; it with the same Lender? &lt;/strong&gt;It takes more time to close a bank short sale with&amp;nbsp;two mortgages and is even more difficult if it involves two different Lenders, the the chances of the deal are greatly reduced, yet some do close but expect a longer wait.&lt;/p&gt;
&lt;p&gt;(5) &lt;strong&gt;Dose the Seller have&amp;nbsp;PMI&amp;nbsp;( Private &amp;nbsp;Mortgage Insurance )&amp;nbsp;on this property?&lt;/strong&gt;&amp;nbsp; Many times this comes out in the very end of settling the short sale , So ask it up front before making the offer.&amp;nbsp;More often then not, the Investor that bought the insurance, will require a promissory note for the balance on his investment, before accepting to close the deal.&amp;nbsp;Most of the time they will not remove&amp;nbsp;their portion of the debt&amp;nbsp;on the property, if the seller can not come to some type of terms&amp;nbsp;on a cash or a&amp;nbsp;payment plan, the mortgage will not&amp;nbsp;be able to be released from the mortgage regardless of the&amp;nbsp;contract price.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I&amp;nbsp;would suggest you,&amp;nbsp;don't shy away from the bank short sales!&amp;nbsp;Find&amp;nbsp;a Realtor&amp;nbsp;that has experience in purchasing and closing bank short sales. We just need to&amp;nbsp;start these simply&amp;nbsp;dicussions with&amp;nbsp;the listing agent&amp;nbsp;and&amp;nbsp;the answers&amp;nbsp;to these questions, will&amp;nbsp;give&amp;nbsp;a you a&amp;nbsp;better understanding on the direction you should take as the home buyer.&amp;nbsp;&lt;/p&gt;
