Joe Kendall Realtor with Sandals Realty writes: Before you buy a Bank  Owned or Bank Short Sale Golf Course Condo, you should decide how often your going to play and what type of "golf membership plan" best fits your needs ? There are many golf course communities to choose from but you can eliminate many by the choices offer at each course. This is why I suggest you know your options before you buy !

 I would suggest you understand the difference in the offerings before you start looking, as the golf fees should match your needs too! Here are the 3 basic types offered here.

(1) "Bundled Golf"  The purchase of a home in this style of development comes with an automatic membership in the private or semi-private course. There are no up front entry costs, but there are annual dues that you must pay. Each development handles there pro shop differently in regards to scheduling tee times, allowing more people equal access to the course for all its members.

(2) " Pay as you Play"  These communities are on or near public courses, the rates my vary during the year, these are public courses and they can be over crowded during peak season. Yet off season can be wide open during afternoon and evening hours with rates  around $25.00 to $30.00 with some courses offering discounts cards and coupons.

(3) " Private Clubs"  Homes in these developments do not include a membership in the country club. Residents desiring a membership must pay initiation fee, along with annual dues. the membership in most of these clubs limit there membership to 250-300 members. I would suggest scheduling a meeting with the sales manager for club you maybe interested in joining to get a copy of the rules, fees and a list of social offerings that is included with the membership. 

Buying a home with in a golfing community it is important that you visit the club house, talk with the staff, ask fellow golfers playing, how they like it there? and last of all Play the course for yourself and see! As your real estate partner would encourage you to experience the great golf and lifestyle here in southwest Florida! Southwest Florida Cape Coral, Fort Myers Florida real estate market February 2010.  So you are thinking about selling your home in southwest Florida? Well let me start by saying, When I am talking to Sellers about putting there home on the market for sale two main points the Seller's want to know is what do you think my home is worth? Will the bank work with me on the selling price? and what are you going to do to sell my home?

Let's start with what is the number one reason, why homes do not sell ? Price ! It is all about Pricing it correctly from the start ! The main reason homes are placed on the market at to high of a price is because the Sellers have not lost their emotional attachment to their home.

Selling your home in today's real estate market can be described as it is only worth what the home will appraise for and what the buyers are willing to pay for it . Your lender understands this as they loan money to buyers for purchasing homes. Banks understand it's only worth what the current market will bear ! They just don't tell you they know that your home is worth  much less today then what you owe on it . Today in 2010 It's  very competitive  real estate market, Just look around, the bank foreclosures and bank short sales are setting the price values all around the country and southwest Florida is no different ! 

Regardless of what you payed for it from 2002 till 2010 you are more then likely upside down as far as what you owe on your property compared to the current local prices. The bank short sale process is a way to avoid foreclosure with the fastest way to returning your credit score back to where it probbly was just a couple of years ago.

You have to want to get rid of the home regardless of how long you have owned it, how many improvements you have made, how much nicer your home is then any other homes on the street if you want to adviod foreclosure. Today's current real estate values are rolled back almost 10 year ago levels and in some areas such as Cape Coral Florida and Lehigh Acres Florida where the market prices are even lower as they are driven by the supply of foreclosures and short sales homes currently on the market.

Fort Myers Florida * Real Estate Market Report * Foreclosure Properties

Southwest Florida real estate. Fort Myers Florida real estate market report notes by Joe Kendall, Realtor and Author with Sandals Realty. here is just a quick view of the real estate market in Fort Myers Florida. I have compiled all the New listings in November and Solds and I would like to share this information with you.

At the end of November, our inventory of homes on the market sat at 4115 houses for sale or under contract. This was down 78 homes from the end of October. There where 548 homes which sold in November, 470 homes come on the market to replace the 548 that where sold. You hear often of "The number of months supply”. just look at the sales for the month vs. inventory, we have 5.5 months supply ?

We are down 1100 for the year or about 100 homes per month currently. One of the reasons for this is the continued release of bank owned foreclosed properties. The number of pending foreclosures still numbers over 15,000 in Lee County Florida and these are projected to  be released in the first few months of 2010.


So hang in there with me, If you are serious buyer ? ( not a tire kicker ! ) Your chance will be coming to own your southwest Florida home soon in the first Quarter of 2010. Getting your Best Price and Terms is really not that far away ! Let my years of Experience ( 10) work for you !
