Cape Coral Florida Foreclosures * Bank Owned *REO Properties* Why you need a Buyers Agent !

   

Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure Specialist writes, just last week I was out looking at bank owned homes in Cape Coral with clients, I was also reviewing a couple homes for out of town buyers and I just wanted to explain why you need a buyers agent when buying bank owned REO Property. Bank owned property is sold in "as is " in "where is" terms. Meaning the seller is selling it in as is condition and makes no warranty to its condition.

 Many Realtors that sell Bank Owned property have property management companies that go to the bank owned property and change the locks and take pictures for the listing. The listing agent of the bank owned property sometimes do not visit the property and lists the home off the taxes records in as is where is condition. Remember the Listing agent has a contract with the seller to work in the best interest of the seller. Now not all Realtors I know do this, but there are many companies that do.  Last week, I found these errors in the listing information sheet. 

After inspecting these homes with the home buyers here is what we found.

(1) This home was listed as having city water ( the inspection of the home showed this home was currently on well water )

(2) This home was found to be on city water with an association fee of 360.00 per year for the water service. ( This home was listed as a home with a well with future assessments coming )

(3)  This listing is a waterfront pool home on a freshwater lake. I called the listing agent and asked about a seawall? before going out to visit the property, the agent said I am not sure, I think so? We went to the property and the home was on a fresh water lake without a seawall. Not good for my homes buyers with two small dogs.

(4)  The listing agent office told this buyer the home just needed a little TLC . When we arrived at the home it had been neglected to the point of needed major remodeling. Yet in most cases, it is in the buyer eyes to TLC or what is major work. Every Home buyers eyes are different but I think everyone would of agreed on this one. 

When buying bank owned property, it is very important to review all the known facts about the property before making an offer on a property.

I personally believe Guerrilla Marketing you and your business is all about making a short and to the point statement, getting noticed, leaving a lasting impression. That's the Realtor with the big fish, maybe a dog on his truck ,car or van ? Remember the Super bowl half time ads the last few year's, they try and leave you with one lasting picture to remember?



 I recently received a question from a Realtor on activerain.com about my vehicle wrap? I guess she was in a GRI class and they where discussing vehicle wraps. I understand there was some discussions in regards to not to many Realtors have gone forward with having them done? I told her I knew of a few in my area of southwest Florida that have done them but mostly there name and brand. 
 
I was asked about my thoughts? 

I suggested that she think about what would make a lasting impression in her area?  I truly believe just your name and your brand will not leave a "lasting impression" other then that's the "Realtor" from from  ABC Realty ( I was going to use a name a national franchise,but I didn't want to offend anyone)  Think of it as a move-able Billboard.When I was a Realtor in Michigan I took about a billboard advertising and it cost me back them $1,200.00 per month ! I do not know what it is today, but I am still betting there are not very cost effective. But I would like to hear from other Realtors on this subject.
 
                        

If your thinking about a wrap for your car or truck?  Please remember it still may come down to what your broker and or your national franchise will allow. Give it some thought, get everyone in your family involved and have fun with it.

Bank Short Sales are like a Football Game! Most Banks Are Taking the Ball and Running with it !

  

The start of the football season around the country this week, reminds me of how the Bank Short Sale Process has been defined over the last year or so. We went though a long and hard training camp with both the Banks and the Realtors defining the process over a period of time and have developed a playbook of guidelines in which to follow. Both teams have gguidelines and the results of the game depends on how well each team works thru the process on the playing field. I believe if you have a great game plan, provide the team with all the information they need, they will take the ball and run with it!     

I have been writing over the last 4 weeks, how I have noticed most of the banks have improved their service in dealing with bank short sales over the last month. Most of the banks have improved their ability to get back to me answers on submitted contracts. Yesterday, I received a call from a lender on one of my Waterfront Pool Home Pre-Foreclosure, Bank Short Sale Listings which I sent the completed package to them just two weeks ago. Here is how the conversation went;

Mr Kendall, I am calling you in regards to the short sale package you sent us. Everything looks fine, I will order up a (BP0)  today so we will have the results back before the end of the week. Please contact your seller and have them provide their last two weeks pay stubs to us here is my direct fax number you can fax me a copy of their pay stubs. Based on the information you sent and the results on the BPO we will work hard to get you a answer as soon as possible. Thank-You for sending in a contract on the property, we look forward to working with you. 

                                       

The results of each real estate market will vary and it is not the same around the country. The current real estate market in Cape Coral, Fort Myers and LeHigh Acres, Florida where prices are driven by the amount of Closed Bank Short Sales and Bank Owned Property.
