Joe Kendall Realtor a" Waterfront Specialist" Sandals Realty writes, I was talking to a client of mine the other day, he came over to my home and he asked me this question? Why some of the luxury waterfront homes  on the 200 foot canal just off the river, cost in some cases almost as much as river frontage property?

I explained, it's just like anything else it is always in the eyes of the buyer, and what they perceive in value and in needs or requirements in a home.  If the buyer is a boater, he or she may feel it is better to be in the 200 ft wide canal, Then in the river for just the simple fact of docking your boat. (Being an avid boater myself, I know Some days it is a real challenge in docking your boat if you live on the river!) 

A home buyer may desire the shortest distance to the gulf, some protection from the wind and storms, specially if they are not a real avid boater.  The value of a water view is in no question, much nicer on the river! But it still boils down to, what is the real value to each buyer in their perspective. It might even be worth more then you think!  

Gulf Access Waterfront Homes in Cape Coral Florida with over 300 miles of Gulf Access Waterfront Propertyt is still in today's market prime waterfront property. The waterfront homes may sell for a lot less then they did in say 2005 but again, they are not making any more gulf access property.

please under stand that home values are based on the simple term of "Supply verse Demand " today the current supply out weights the demand, but in the last 3 months sale have increased , inventory is decreasing and the bottom pricing of Gulf Access Waterfront Property is slowly starting to rise. This is the sign that we have past the bottom of the market on Gulf Access Waterfront Propertyand are leveling off or on a narrow rise in price.

Cape Coral Florida * Bank Approved Short Sale ! Chase Bank Says Yes!

 This morning I talked to a loss mitigation officer with Chase Bank that is assigned to one of my Bank Short Sale contracts. This is a home I have listed in Cape Coral Florida is for sale at $80,000. Recently after having a deal fall through with the last previous Home Buyer, I now have an accepted offer from my seller and an approval from Chase Bank in two days for the short sale. 

This contract is still subject to a home inspection and the appraisal, But I feel real good about this deal and the value of this home it will not be a problem.

 One very strong point in doing a bank short sale in getting them closed, is submitting all the required documents  from the lender all at one time. Many people I talk to, do not understand that you must prove as a Seller you can not afford the home anymore period. Just because the value has dropped and you do not want to keep paying on on mortgage is not a reason for the bank to forgive your debt and approve your short sale.

You must have written proof you are truly under a hardship! Your written hard ship letter to your mortgage company must explain in detail, what has happen in your recent life history that you no longer can afford to make the payment. This is a very important part in getting your lender to agree on the short sale.

We looked at six bank owned homes prices from 100,000 to 150,000 out the six homes three of them where located on a freshwater canal system that runs for about six miles and leads into two lakes.

Last Tuesday, I received a call from Michelle from Countrywide home loans, and she advised me she received approval from upper management for my short sale package without and promissory note or a cash requirement from the seller. My sellers are very excited as they have heard all the horror stories, how hard it is to get done a countrywide home loans short sale. I can say this is not the only BANK SHORT SALE acceptance I have received from Countrywide. If you are looking to purchase a Home or Property in the great State of Florida, before you buy, let us give you some advice.

First off, you will need a Real Estate Agent that is going to be looking out for your best interests in both market prices and area's.Someone that will go that extra mile to assure your getting the biggest bang for your buck, and someone that can relate to all of your needs.

Secondly, you will need to learn the area your moving to, so having someone that can answer all of your questions is a huge asset

Last, even though its very hard to see all of the homes that may interest you, it is virtually impossible to view them all, so finding
someone that can inspect and give you feed back on homes is a must when looking in a very attractive market place like South Florida.

Those are my key points to buying in Florida, and my one key answer to them all, is Joe Kendall.
