(9) Where can I see a water view from what rooms in the house ? Again it's all about the View !

(10) What are the fishing possibly from my own dock? Yes, some locations are better!

(11) How big of boat will fit on the lift? What is the weight limits on the boat lift?

Chase Bank Says, Call The Owner Joe , Let's Do The Bank Short Sale !

 

 Joe Kendall Associate Broker with Sandals Realty writes about foreclosure help and documents required for a bank short sale. Yesterday February 24, 2010 I received a call from Chase Bank requesting I get a hold of a client that I had is home for sale in 2009 as they wanted me to tell him they will work with him on doing a Bank Short Sale !

 I get lots of phone calls from people thinking about doing a short sale and asking questions? Like, What is a short sale? Will the bank really work with me? Not to many from Banks saying yes lets get the bank short sale process rolling ! 

Well without getting to in depth I just want to briefly go over what is in a bank package of requirements. I can not speak for every bank and they all are a little bit different , but I would like to give you the most common documents that are request from the home owner by the banks.

 (1)  Hardship letter,  Explanation of the owner hardship requesting for assistance,

 (2) Supporting Documentation, any letter, or form to support a hardship.

 (3) Financial Statement, Form is sent to you from the bank to be signed and dated.

 (4) Federal Income tax returns, Copy of the last two years with W-2"s

 (5) Bank Statements Your last three months bank statements, Paycheck stubs,  copy of your last three  Disability* Unemployment * Retirement copy of any benefits applied for or receiving.

 (6) Listings agreement , copy of signed listing agreement, Purchase Contract Copy of Accepted Offer, Net Sheet ,detailed Hud 1 statement of all lined expenses to closing, Marketing efforts, The bank needs copy's of the marketing done by the listing agent. Current Market Report  complete value comparison done on the the home as it related to the current local market.

 This is the basic information the bank will request from you and your Realtor before they will give any reply on any purchase contract. I have several other forms, local real estate information documentation I use to help my clients as a Seller or a Buyer in getting the banks and mortgage companies to accept my deals.

 I want to say that banks are accepting offers, every deal is different, just like everybody situation is different. But it is sure worth the time to explore your options, instead of just letting your home go under foreclosure and loosing it to the bank and having foreclosure on your credit Report.

I was also reviewing a couple homes for out of town buyers and I just wanted to explain why you need a buyers agent when buying bank owned REO Property. Bank owned property is sold in "as is " in "where is" terms. Meaning the seller is selling it in as is condition and makes no warranty to its condition.

 Many Realtors that list Bank Owned foreclosures have property management companies that go to the bank owned property and change the locks and take pictures for the listing. The listing agent of the bank owned property sometimes do not always visit the property and lists the home off the taxes records in as is where is condition.

Remember the Listing agent has a contract with the seller to work in the best interest of the seller. Now not all Realtors, do this, but there are many companies that do.  Last week, I found these errors in the listing information sheet. 

After inspecting these homes with the home buyers here is what we found.

(1) This home was listed as having city water ( the inspection of the home showed this home was currently on well water ) The home was also listed with appliances. Arrived at the home no appliances.

(2) This home was found to be on city water with an association fee of 360.00 per year for the water service. ( This home was listed as a home with a well with future assessments coming )

(3)  This listing is a waterfront pool home on a freshwater lake. I called the listing agent and asked about a seawall? before going out to visit the property, the agent said I am not sure, I think so? We went to the property and the home was on a fresh water lake without a seawall. Not good for my homes buyers with two small dogs.

(4)  The listing advertisement stated the home just needed a little TLC . When we arrived at the home it had been neglected to the point of needed major remodeling. Yet in most cases, it is in the buyer eyes to TLC or what is major work. Every Home buyers eyes are different but I think everyone would of agreed on this one. 

(5) Previewed a Gulf Access waterfront Foreclosure and Found the Seawall in desperate need of repair. Bank foreclosures offer no seller disclosures regarding the condition of the property and the home. You need to visual check of the seawall, you normally can see stress cracks, bowing and water damage behind the sea wall if you look carefully.

You should inspection of the boat lift and docks as well as the pilings and water depth at the home and at the end of the street where your boat will be traveling to the gulf. Many times some canals during low tide can be very narrow with limited access..

 

When buying bank owned property, it is very important to review all the known facts about the property, reviewing the property details visual inspect the interior , exterior and the property lines before making an offer on a property.

This season will be very different then any other season over the last 10 years. Home prices have drop in southwest Florida the lowest in 10 years. The variety, style and locations of condos, single family homes , fresh waterfront property and gulf access has not been better since I purchased my home in 1998

Home buyers will find in many situations over the last few years what your monthly payment  could be on a purchase may in well be less then what you payed to rent the house as a seasonal rental just 3 years ago.

The prices of homes today off water are lower then in most cases, if you where going to try and build the same house with today's costs of material alone. The amount of both the foreclosures and the short sales has brought down the entire market, so if you are a home buyer just do not limit yourself to these properties. If a Seller needs to sell regardless how many years ago they bought the home, they have to price it at current market value, so don't rule a traditional sale out
