There are several "points of interest" you should review before making a decision on a waterfront home. Here are a few good points to consider. 

 

 Always do a visual inspection of the seawall. Look for stress cracks, grumbled concrete, rain water should be draining over the seawall edge to the canal not behind the wall where the yard and see wall meet.

Repairing or even replacing a seawall can be very costly. If there are signs of damage you mat want to have the seawall inspected by a marine contractor?

  I can give you a good idea of what can be done to fix or repair the problem. ( I live on water as well here and I have general repairs that have to be done to maintain your property.

 

 

 

 If there is a boat lift? Test the lift and review the conditions of the decking and pilings. You can tell if pilings and boards are loose and in need of repair.

 We have lots of waterways here in southwest Florida. You need to know what the canal depth is at low tide? How is the navigational route to Open Water? How long of boat ride to The river or open water? Any Bridges? Clearance height for your boat at high tide?  I know all the bridge locations and the height at high and low tide. 

 What is the elevation rating on the property in regards to Flood Insurance? You should always get three quotes on home owners insurance. ( I will help you with getting insurance quotes.               

 

 

If the property dose not have a dock? What are the chances to have one built? What restrictions would there be? Again a Marine contractor can give you and estimate and let you know the cost and restrictions on building a dock on a location you might have some interest.  ( I have contacts of the best people in the industry )

Buying waterfront property is a very rewarding adventure! You just have to take a few more steps in the process, Do a little more home work and you will be very pleased when it's all said and done! Now is the time to buy your Waterfront Property ! The prices are very good, the selection and

The city of Cape Coral Florida   offers some of the lowest prices on waterfront property in the state of Florida. Specially in Cape Coral where Foreclosures and Bank Short Sales have rolled back prices down to almost  10 years! Freshwater homes ( land locked with no access to the gulf of Mexico ) with waterways leading to man made lakes up to 6 miles long are selling many are selling starting around $125,000  and Gulf Access Pool Homes starting around $195,000 . (Luxury waterfront Foreclosures call or email for a complete list ) When looking to purchase a waterfront Property, here are a few things you should review besides the condition of the home.

The condition of the seawall is important to check many home buyers and agents do not check the condition of the seawall. The rain water should be flowing over top of the sea wall into the canal. Check to insure the water is not running behind the wall and underneath to the waterway. This will cause the seawall to weaken and crack. You should walk the entire edge of the sea wall where the yard meets the seawall. If there is already water running behind the wall you will notice the soil will be starting to wash away.Secondly you should look at the outside wall surface to insure there are no major cracks. Replacing a seawall can cost several thousands dollars. Repairing should be done right away after closing on the property.                       

 

                                                                                                        The Condition of the dock and boat lift. l personally look at every piling to insure there are no major cracks or "Pealing of wood" Stress cracks on pilings holding the metal supports for the boat lift will be located where the lift is bolted to the piling. I would operate the lift, if it has not been oiled in a while it will make a large noise. if it shakes I would have in inspected by a Marine Contractor and the bearings could be going and in need of replacement. ( I can give you a good reference of a Marine Contractor to give you a estimate of repairing or replacing the current lift. )

 

The Boating distance to the River and the Gulf of Mexico. We have over 300 miles of Gulf Access Waterfront in Cape Coral Florida. In some areas yes we do have a lot of water but during the dry season we have some canals that are hard to get a boat out to open water.

We have different bridge heights ( Boat clearance ) within the City of Cape Coral. There is a big difference in location regards to boating distance (time in boating travel) to the river and open waterway.  As a home buyer you should know how long it will take you to get out to open water and what size of boat would you be limited to buying from any homes location.

Avoiding foreclosure is on more and more peoples minds these days across the country it's no different here in southwest Florida. I was reading last week where the Treasury Dept has agreed that mortgage modifications are not working, and most loan modifications and workouts still end in default.  2009 was a year of home retention intended to keep people in their properties, and 2010 will be a year banks collect money, either through a short sale or a foreclosure and re-sale in Cape Coral, Fort Myers and Lehigh Acres ere in Lee County is where the highest number of foreclosures are listed.

Fort Myers Florida Buying a Foreclosure? The Buyer Might Want To Pay For Title Insurance ?

 

Thinking about buying a foreclosure in Cape Coral, Fort Myers or Lehigh Acres Florida? Well in some situations you the home buyer might want to pay for the title work . Yes pay for your own title work in which is normally paid by the seller. Please let me explain.

There are many different banks and mortgage companies selling bank owned foreclosures, as well as Fannie May and Freddie Mac . There are some banks where they run all their inventory through one title company for the entire state of Florida. This can cause delays in closing as well as I have seen and heard of the deeds being delivered to the buyer 8 weeks after closing delivered by the United States post office.

Working with an experienced Realtor they should be able to find out who the owner of the property is and what title company and or attorney will be handling the closing for the bank? If you are the buyer you can elect to pay for the title insurance, you may not be able to get the bank to agree on how is doing the closing but the company doing the title insurance is the key in most situations

It is not so import about who is doing the closing, but if your paying for the title work with a local title company that knows all he local issues with liens, assessments you have a lot better chance if there are any issues on the title? or current or future assessments they will be able find this out for you before closing. Then a a title company that knows the local real estate market. it may cost you from $500.00 to $1,500.00 depending on the cost of the home and the work involved in completely the title work, but it is well worth every penny of it ! 

Buying a bank owned foreclosure can be a great rewarding experience ! There are some very good deals out there , but there are some risks too !

Joe  Kendall, Broker associate with Sandals Realty writes, we are entering into the last few days leading up to the end of the tax credit law for first-time home buyers up to $8,000 for first-time buyers and up to $6,500 for repeat buyers. Read more about the home-buyer tax credit on the Internal Revenue Service's Web site.

All buyers must have a binding contract on a house in place on or before April 30, 2010. The sale must close on or before June 30 2010.

  The term First time home buyer is an individual that has not owned a home in the past three years. Existing homeowners need to have lived in the same principal residence for five consecutive years during the eight-year period that ends when the new home is purchased. The credit is only for principal residences, not for seasonal property.

Tips for First Time Home Buyers.

Interested in buying a home and claiming the home-buyer tax credit? Below are five tips that I think can be helpful to you.

Don't wait till the last Minute that something better is going to come along.

You should be searching for a home now ! if your going to be successful in finding the right house before the credit deadline, as there will be people waiting till the very end and jumping on the low end prices of the real estate market here in southwest Florida

I remember last fall when the first-time buyers thought the credit would expire Nov. 30, people scrambled to find properties. There was not enough of what the majority was looking for here in southwest Florida. The move in condition,  3 bedroom, 2 Bath 1800 to 2000 sq. ft. with a pool for under $125,000 ! There wasn't enogh good inventory of homes that could close by the deadline. You know Short sales, most timesthey are a long draged out process.

Before you start house hunting, get pre-approved for a mortgage. Talk to an experienced Mortgage broker and do a realistic assessment of what you can afford. Ask for a good faith estimate, showing your costs as a home buyer in dollars not just percentages. If you have to sell an existing home, you already should have it price it aggressively !

I would not count on another extension of the tax law by the Goverment.

The credit won't be available forever, This tax incentive has been a jump start to help  the housing crisis. Once the market improves credit will slowly start to rise (which we just seen two weeks ago ) as we are the way to no more help for the housing crisis from our goverment in terms of tax credits.

Interest Rates.

Mortgage interest rates are slowly on the rise this year. Higher interest rates will affect our monthly mortgage payments and directly effect the affordability of the houses. by the end of 2010

Keep Good Communication with your Mortgage broker throughout the process, make sure you're communicating with your Mortgage Broker, if there's a piece  of documentation,they are requesting from you? Please get it turned in as soon as possible. Good communication is important in making sure the loan closes on time.Don,t wait for the Lender to call you. It's a good rule to call your Lender twice a week to stay well informed through-out the process.
