When looking to buy waterfront property here in Port Charlotte, Cape Coral, Fort Myers Florida and thru-out southwest Florida.There are some things to cconsider besides the home your searching to buy. There are several "points of interest" you should review before making a decision on a waterfront home. Here are a few good points to consider.

Always do a visual inspection of the seawall. Look for stress cracks, grumbled concrete, rain water should be draining over the seawall edge to the canal not behind the wall where the yard and see wall meet.
Repairing or even replacing a seawall can be very costly. If there are signs of damage you mat want to have the seawall inspected by a marine contractor?
I can give you a good idea of what can be done to fix or repair the problem. ( I live on water as well here and I have general repairs that have to be done to maintain your property.

If there is a boat lift? Test the lift and review the conditions of the decking and pilings. You can tell if pilings and boards are loose and in need of repair.
We have lots of waterways here in southwest Florida. You need to know what the canal depth is at low tide? How is the navigational route to Open Water? How long of boat ride to The river or open water? Any Bridges? Clearance height for your boat at high tide? I know all the bridge locations and the height at high and low tide.
What is the elevation rating on the property in regards to Flood Insurance? You should always get three quotes on home owners insurance. ( I will help you with getting insurance quotes.
If the property dose not have a dock? What are the chances to have one built? What restrictions would there be? Again a Marine contractor can give you and estimate and let you know the cost and restrictions on building a dock on a location you might have some interest. ( I have contacts of the best people in the industry )

The condition of the seawall is important to check many home buyers and agents do not check the condition of the seawall. The rain water should be flowing over top of the sea wall into the canal. Check to insure the water is not running behind the wall and underneath to the waterway. This will cause the seawall to weaken and crack. You should walk the entire edge of the sea wall where the yard meets the seawall. If there is already water running behind the wall you will notice the soil will be starting to wash away.Secondly you should look at the outside wall surface to insure there are no major cracks. Replacing a seawall can cost several thousands dollars. Repairing should be done right away after closing on the property.
The Condition of the dock and boat lift. l personally look at every piling to insure there are no major cracks or "Pealing of wood" Stress cracks on pilings holding the metal supports for the boat lift will be located where the lift is bolted to the piling. I would operate the lift, if it has not been oiled in a while it will make a large noise. if it shakes I would have in inspected by a Marine Contractor and the bearings could be going and in need of replacement. ( I can give you a good reference of a Marine Contractor to give you a estimate of repairing or replacing the current lift. )
The Boating distance to the River and the Gulf of Mexico. We have over 300 miles of Gulf Access Waterfront in Cape Coral Florida. In some areas yes we do have a lot of water but during the dry season we have some canals that are hard to get a boat out to open water.
