Sanibel Island Florida real estate. I was out showing property last week on Sanibel Island and I wanted to stop by the condo development I that lived a a while. in fact on vacation on sanibel island for over 10 years before buying a guld access waterfront home in Cape Coral Florida.

I know Sanibel Island very well after spending so many years on the island. The fishing, shelling dinning and the golf on the island. I am very knowledgeable about the island and my top suggestions for condo developments, single family waterfront homes and golf course living. There are also some foreclosures that have recently pop up on the market and are a very good deal considering the real estate market on Sanibel has really held its value compared to a lot of other cities in southwest Florida.

   

One of the prime locations is at the very south end of the island near the Sanibel Island Light House. The beach and the fishing pier are both a short distance out your back door! The view across the back bay to Fort Myers is always a great view of dolphins, wild life and all shapes, sizes ,and styles of boats heading out to the gulf of Mexico.

  Waterfront homes located on canals on Sanibel Island are selling better , but the average price has dropped over 20%  since 2008. Buyers are looking for the lower-priced houses, on canals for the view and most of the time not for the access to the gulf for boating.

The sales of Short Sales and foreclosure listings have had an impact of the market values on Sanibel lower end sales have skewed the average sales prices on Sanibel. Home buyers are looking for pre-foreclosure  and Bank Owned homes for sale looking for the bottom of the market on Sanibel Island.

Canal-front pool homes in Sanibel start around $600,000 and top out around 3 million dollars . Canal-front condos are available from $300,000 to $595,000.

“Home Buyers looking to purchase a home on Sanibel island this year are out there looking for the best priced deals, as prime waterfront locations has become less desirable as "Price Shopping" has taken over "The Location hunting" on Sanibel Island until we at least see the economy start to turn around.

Southwest Florida Real Estate Market in Fort Myers and Cape Coral has been increasing in sales over the last three month as we are closing in on the end of summer. I see the inventory of  Foreclosures and Bank Short Sales lowering shrinking each week as we head toward September 2009.

As we come to end of Summer of 2009 after reflecting on the real estate so far this year, It is time for me to take a short break for a few short days from the day to day operations of listing and selling real estate here in southwest Florida. I have been planing a trip to Michigan where I will help my daughter move into her dorm room at  (Central Michigan University ) as she will start her second year of College when I return it will be the last week of sales in August, where did summer go? 

As we see the start of September, people will start making there plans for season here in southwest Florida. I am going to go on the record and say, this will be the last summer with the lowest prices on waterfront property as spring of 2010 will show prices on the rise of prime waterfront locations as the foreclosure property inventory will have been be greatly reduced from todays numbers.

Since I have started writing my real estate blog in June of 2007 the real estate market has changed ! I have seen prices drop like no where else in the country, As you may already know they call southwest Florida "Ground Zero" for the Mortgage crises in this country. In most of 2008 Lee county Florida has lead the country in "Foreclosure Filings" in just about every month of the year of 2008. This has been reported by many news media and real estate forecasters.

I would suggest you talk to your Tax Account, a real estate Attorney and a Realtor that is experienced in closing bank short sales.  When you have decided that a bank short sale is the direction you would like to take to avoid foreclosure and having this on your personalized credit report for several years.

You should contact your lender and suggest to them that you would like to do a Bank Short Sale to avoid foreclosure.

You should request from your lender a Bank Short Sale Package from your lender. These days many of the banks have this information you can download from their web site or they can email or fax your the guidelines of their requirements.

  The Lender will advise you to get your home listed with a Realtor, price it where  the current market value for the home and bring them an offer. I suggest to you that you use a Realtor that is experienced in doing Bank Short Sales.  I work with several title Companies that provide the services I need to get the short sales accepted and closed!

The companies provide me with a pre-title work and a HUD-1 statement to present to the Lender . These are very important in the process of getting a Bank short sale, foreclosure Property or even a bank owned property to the closing table. In real easy to understand terms, the title search provides a list of any liens on the property, the Hud-1 statement provides the lender with all the fees involved in closing the transaction. I do not charge any fees to the seller for my loss mitigation services my fees are all payed by the sellers bank at closing.

Foreclosure can be avoided by doing a Bank Approved Short Sale. It is costly for banks to foreclose on your home. They do not want to own your home. You have options, allow me to explain the complete process to you today! You should do everything in your power to avoid Foreclosure.
