Humorous side of living in southwest Florida!

So you have heard, we have lots of hot weather here in southwest Florida?  Some people say we have unbelievably hot weather here in Florida during the summer time? Well let me tell you, that is ridiculous! Temperature seldom reaches over 125 degrees and most summer days are what you call very balmy.

We enjoy summer time by living the good life from sunrise to sunset  "lobstering" in the sun, drinking gallons of liquids and most of all heading to the local supermarket to hang out in the frozen food department! This works best for the famous "Florida Sunburn " If you have a real bad sunburn? Then try the walk in freezer, but I must warn you as space is limited !  You know frozen food works best for keeping your food purchases cold in the cooler till you get it home! As ice cubes melt way to fast here in Florida!

All joking aside, come on down and stay for a while, enjoy our beautiful beaches, world class fishing, championship golf courses, our great shopping and dinning experiences. You will love southwest Florida, who says it's to warm ! Discover southwest Florida living and I will see you soon in the Supermarket!

Lee County, Southwest Florida, Real Estate Market Report June 2009

 

Joe Kendall, Realtor with Sandals Realty writes, the number of single-family homes sold in Lee County in June rocketed  to a record high of 1,705 this was more than twice the 719 recorded in June  2008, according to statistics released today by the Florida Association of Realtors.

The median price of homes sold in June dropped to $87,900, off below 50 percent from June 2008’s $172,400 and down less than 1 percent from May’s $88,500.

Statewide, the number of sales was 15,850, up 28 percent from 12,339 a year earlier and up from 13,921 in May. The median statewide price was $148,000, down 28 percent from $205,300 a year earlier and up from $144,400 in May.

Some more good news  the National Association of Realtors  that I am a member announced that sales of previously occupied homes rose for the third month in a row in June which is a long time coming! Not everyone is buying foreclosures! Home Builders close out pricing is working in getting home buyers back at looking at newer construction again!
The association said home sales rose 3.6 percent to a seasonally adjusted annual rate of 4.89 million last month, from a downwardly revised pace of 4.72 million in May. Home sales haven’t risen nationally for three straight months since early 2004, during the housing boom.

Sales are expected to increase through the end of 2009 with the current forecast for the first quarter of 2010 is a positive return to new home construction.  

Sales of foreclosures and other distressed properties made up about a third of all transactions last month, down from nearly half earlier this year.

Joe Kendall Realtor a" Waterfront Specialist" Sandals Realty writes, I was talking to a client of mine the other day, he came over to my home and he asked me this question? Why some of the luxury waterfront homes  on the 200 foot canal just off the river, cost in some cases almost as much as river frontage property?

I explained, it's just like anything else it is always in the eyes of the buyer, and what they perceive in value and in needs or requirements in a home.  If the buyer is a boater, he or she may feel it is better to be in the 200 ft wide canal, Then in the river for just the simple fact of docking your boat. (Being an avid boater myself, I know Some days it is a real challenge in docking your boat if you live on the river!) 

A home buyer may desire the shortest distance to the gulf, some protection from the wind and storms, specially if they are not a real avid boater.  The value of a water view is in no question, much nicer on the river! But it still boils down to, what is the real value to each buyer in their perspective. It might even be worth more then you think!  

Gulf Access Waterfront Homes in Cape Coral Florida with over 300 miles of Gulf Access Waterfront Propertyt is still in today's market prime waterfront property. The waterfront homes may sell for a lot less then they did in say 2005 but again, they are not making any more gulf access property.

please under stand that home values are based on the simple term of "Supply verse Demand " today the current supply out weights the demand, but in the last 3 months sale have increased , inventory is decreasing and the bottom pricing of Gulf Access Waterfront Property is slowly starting to rise. Here is a short list, yet they may not be important to you now, but they may come into play down the road when you might be thinking about selling! Now it is a Buyers Market, it is also the time to shop for the "Best Location" and "Amenities" on a waterfront home or a gulf access lot, while the selection is great! Here are some key things to keep in mind.

•1- What is the water level on the canal at low tide?

•2- How long of boat ride to the river? Gulf access?

•3- Are there any boat lifts, locks or a bridge that I would have to travel thru?

•4- What is the bridge height at high tide? At low tide?

•5- Condition of the sea wall? The dock? Active dock permit? Restrictions?

•6- Is the property on a main canal for boat traffic? What is access to a main canal?

•7- Fresh water home? Then what is the water level? How far can I travel in a boat?

•8- It's all about the View ! Can I buy interesting canal location, better water view for the same money?

•9- Where can I see water from what rooms in the house ? Again it's all about the View !

•10- What are the fishing possibly from my own dock? Yes, some locations are better!

•11- How big of boat will fit on the lift? What is the weight limits on the boat lift?

There are lots of things to consider when buying waterfront real estate, Are choices here are great from canal from 80, 120,151,200 and 250 feet wide canals along with intersecting, the end of a canal view and river views!

It is important your homes looks and shows in show case presentation to all the home buyers that will come and view your home specially in today's real estate market in southwest Florida. To get it sold you need to do everything right and if you are a animal lover like myself you need to do the extra worked required to avoid possible pitfalls.

  The home buyers can be intimidated by a unwelcome jumping and barking dog. I suggest having a friend watch the dog at their house when you have a showing. Leaving them in a kennel is not eliminating the possible smells, odors and signs go with visual contact a buyer has when seeing a pet. Make the kitty litter boxes go away! We can't sell it, if we can smell it! Also put away food and water bowls. the pet toys and any other pet related objects.

 

Gus says.. adults are not the only ones that go to Costume Parties !

I would open some windows and doors and have a friend do a smell test before the home showing. I am a pet friendly Realtor in southwest Florida and I too! enjoy our pets ! My wife has worked our way into  having 3 dogs and 4 birds more if I would let her! I understand the attachment, but when it comes to selling your home, going "Woof " is something you really should try and avoid!

Moving and selling a home can be stressful for the entire family ! Try and avoid any unnecessary trauma to your furry friends, as they know there are changes going around them too!

Cape Coral Florida Real Estate * Market Review, Many luxury Waterfront Homes !

 

Cape Coral Florida real estate by Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure specialist Cape Coral home sales reached record highs in both May and June. The lowest price ranges, experts say it has now shifted from a buyer's market to one that favors sellers.

 

Cape Coral homes are selling fast with many receiving multi offers specially on the botton of the market pricing under $100,000 and under $225,000 on waterfront property.


"Record numbers for as far back as I've been keeping track of statistics," said Paula Hellenbrand, Realtor and President of the Cape Coral Association of Realtors.


June sales topped out at 644 homes and May numbers were over 600 .

if you were to look back to height of the boom in 2005 - sales even then weren't nearly as high."We were in the 300, 400, maybe 500. So, over 600 homes is a fantastic number of sales," said Hellenbrand.

But with so many homes selling, there are a lot less homes from sale here in Cape Coral then what was for sale 6 months ago.  I personally feel everything listed on or off water under $225,000  has become a sellers market specially the bank owned with many listings receiving 10 to 15 offers on the property.

 

There are many good buys of nice waterfront propery with great gulf access for the aviod boater , desiring a waterfront property with dock age for a larger boat in the $300,000 to $450,000 range. This price range will buy you quick access to the gulf of Mexico, a wider canal with a better water view from 150 to 200 ft wide canals.

Luxury Riverfront property starts around $900,000 up to $2.5 million with outstanding estate property's lining the waterfront on Cape Coral and Fort Myers sides of the river all the way to the city of Alva Florida.

Cape Coral Florida Real Estate. Tips for Buying Gulf Access Waterfront Property.

When looking to buy waterfront property here in Cape Coral, Fort Myers Florida and thru-out southwest Florida.There are some things to consider besides the home your searching to buy. There are several "points of interest" you should review before making a decision on a waterfront home. Here are a few good points to onsider.                           

1. Always do a visual inspection of the seawall. Look for stress cracks, grumbled concrete, rain water should be draining over the seawall edge to the canal not behind the wall where the yard and see wall meet. Repairing or even replacing a seawall can be very costly. If there are signs of damage you mat want to have the seawall inspected by a marine contractor?  I can give you a good idea of what can be done to fix or repair the problem. ( I live on water as well here and I have general repairs that have to be done to maintian your property.

 

2. If there is a boat lift? Test the lift and review the conditions of the decking and pilings. You can tell if pilings and boards are loose and in need of repair.

3. We have lots of waterways here in southwest Florida. You need to know what the canal depth is at low tide? How is the navigational route to Open Water? How long of boat ride to The river or open water? Any briges? Clerance hight for your boat at high tide?  I know all the bridge locations and the height at high and low tide. 

 

4. What is the elevation rating on the property in regards to Flood Insurance?  You should always get three quotes on home owners insurance. ( I will help you with getting insurance quotes. )                     

5. If the property dose not have a dock? What are the chances to have one built? What restrictions would there be? Again a Marine contractor can give you and estimate and let you know the cost and restrictions on building a dock on a location you might have some interest.  ( I have contacts of the best people in the industry )

Buying waterfront property is a very rewarding adventure! You just have to take a few more steps in the process, Do a little more home work and you will be very pleased when it's all said and done! Fort Myers Florida. Buying a Bank Owned Property ? I Suggest You use a Buyers Agent !


   

Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure Specialist writes, I would like to give my readers some examples of what mistakes are out there that can cost the home buyer a lot of money if all the information on a bank owned property is completed reviewed for its accuracy.

I was out looking at bank owned homes in Cape Coral with clients, I was also reviewing a couple homes for out of town buyers and I just wanted to explain why you need a buyers agent when buying bank owned REO Property. Bank owned property is sold in "as is " in "where is" terms. Meaning the seller is selling it in as is condition and makes no warranty to its condition.

 Many Realtors that sell Bank Owned property have property management companies that go to the bank owned property and change the locks and take pictures for the listing. The listing agent of the bank owned property sometimes do not visit the property and lists the home off the taxes records in as is where is condition. Remember the Listing agent has a contract with the seller to work in the best interest of the seller. Now not all Realtors I know do this, but there are many companies that do. 

Here are some examples of mistakes by the listing agent on bank owned property.

(1) A home was listed as having city water ( the inspection of the home showed this home was currently on well water )

(2) Another home was found to be on city water with an association fee of 360.00 per year for the water service. ( This home was listed as a home with a well with future assessments coming )

(3) This listing is a waterfront pool home on a freshwater lake. I called the listing agent and asked about a seawall? before going out to visit the property, the agent said I am not sure, I think so? We went to the property and the home was on a fresh water lake without a seawall. Not good for my homes buyers with two small dogs.

(4) The listing agent office told this buyer the home just needed a little TLC . When we arrived at the home it had been neglected to the point of needed major remodeling. truly could be called a tear down in many peoples eyes! y Yet in most cases, it is in the buyer eyes to TLC or what is major work. Every Home buyers eyes are different but I think everyone would of agreed on this one. 

When buying bank owned property, it is very important to review all the known facts about the property before making an offer on a property.
