Questions a Buyers Agent should ask the Listing Agent regarding a Bank Short Sale !

Here is a short list of questions you should ask the listing agent prior to making a contract offer on a bank short sale. Asking the right questions to the listing agent can go a long way to greatly increasing your chances of  getting an accepted offer and saving your client a lot of hopeless time waiting on a reply from the bank. These questions will help you decide what homes are truly a waste of you and your clients time.

(1) How far behind is the Seller on the mortgage payments? Most mortgage companies will not get serious about an offer unless the seller is at least 4 months behind in the mortgage and the bank has already started the process for foreclosure proceedings. 

(2) Has the Seller submitted all the required documents to the Lender? The lender will not even give the Listing Agent a reply with out all the sellers required documents. Some banks want the seller required documents and your offer submitted or all at one time. Just knowing the listing agent has all the documents in their file ready will speed up the process.

 (3) What kind of discussions have you had with the Lender ? This question puts the listing agent on the spot and opens up discussions. You should be able to tell if the listing agent is in tune with the file and the bank. If the listing agent is without a direct line to the assigned Loss Mitigation Officer to the file would in most cases result in a longer then normal reply on your offer.

(4) Dose the Seller have a First and a Second Mortgage ? Is the second  it with the same Lender? It takes more time to close a bank short sale with two mortgages and is even more difficult if it involves two different Lenders, the the chances of the deal are greatly reduced, yet some do close but expect a longer wait.

(5) Dose the Seller have PMI ( Private  Mortgage Insurance ) on this property?  Many times this comes out in the very end of settling the short sale , So ask it up front before making the offer. More often then not, the Investor that bought the insurance, will require a promissory note for the balance on his investment, before accepting to close the deal. Most of the time they will not remove their portion of the debt on the property, if the seller can not come to so terms on a cash or a payment plan, the mortgage will not be able to be released from the mortgage regardless of the contract price.  

There are some very good deals on homes that are listed as a bank short sales. They normally do not receive as many multi contract offers like bank owned property. Which currently is happening here in Southwest Florida.

We would suggest you don't shy away from the bank short sales! Find a Realtor that has experience in purchasing and closing bank short sales. You just need to start these simply discussions with the listing agent and the answers to these questions, This will give a you a better understanding on the direction you should take with your home buyer.

Fort Myers Florida * Golf Course Homes & Condos * Builders Close Out's * Foreclosures

                      

Joe Kendall Realtor with Sandals Realty writes, The southwest Florida area has some of the best Golf Communities in all of Florida! Many have of these golf course communities have single family homes or condos  offered for sale below reproduction costs ! Builders are having to resort to "close out pricing" to reduce inventory.

The Buyer looking to purchase a golf course property, the selection, style and location has never been better ! Many of these communities the prices are at the lowest price in many years, as sellers are having to complete with the foreclosures, Bank Short Sale or a Bank Owned property on the market within the same development.

Before you look for a Golf Community, I would suggest you understand the difference in the Golf Course offerings before you start looking, as the golf fees should match your needs too! Here are the 3 basic types offered here.

(1) "Bundled Golf"  The purchase of a home in this style of development comes with an automatic membership in the private or semi-private course. There are no up front entry costs, but there are annual dues that you must pay. Each development handles there pro shop differently in regards to scheduling tee times, allowing more people equal access to the course for all its members.

(2) " Pay as you Play"  These communities are on or near public courses, the rates my vary during the year, these are public courses and they can be over crowded during peak season. Yet off season can be wide open during afternoon and evening hours with rates  around $25.00 to $30.00 with some courses offering discounts cards and coupons.

(3) " Private Clubs"  Homes in these developments do not include a membership in the country club. Residents desiring a membership must pay initiation fee, along with annual dues. the membership in most of these clubs limit there membership to 250-300 members. I would suggest scheduling a meeting with the sales manager for club you maybe interested in joining to get a copy of the rules, fees and a list of social offerings that is included with the membership. 

If you are buying a home with in a golfing community? It is important that you visit the club house, talk with the staff, ask fellow golfers playing, how they like it there? and last of all Play the course for yourself and see!

Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure Specialist writes, The real estate foreclosure market in southwest Florida has hit the luxury waterfront housing market as well. The real estate market has always been about Supply and Demand which had driven prices up in southwest Florida from 2003 through 2005 when supply was low and the demand was high.

Well the current supply of Bank Owned Property and Bank Short Sales has driven the prices of luxury waterfront property way below what anybody dreamed would happen here in southwest Florida. Sellers that need to sell for one reason or another have to be competitive in price with all the bank short sales and foreclosures or sit on the side line until the current inventory has been reduced and the prices start to rise again.

Another factor that comes into play is Timing! Buying and selling real estate is all about Timing and right at the start of Hurricane Season can be a great time to leverage your purchase contract with a quick closing to       " apply pressure "  toward a seller to take a lower price deal then what they where expecting to close on the sale of the home that may not have complete insurance coverage during Hurricane Season.

When I am out showing clients gulf access waterfront propety like the ones seen here. The Buyers are just amazed at what your money will buy here in southwest Florida!
