Thinking about Selling? Your Listing Expired ? Trying to Sell the Short Sale? Just Google Me!!

 

      

  

Thinking about selling your home? Maybe you have had your home listed for months with a traditional real estate office and you are getting no results? Maybe your trying to sell your home as a Bank Short Sale and you listed with a large office thinking they would get it done?

Maybe Your finding that your home is still on the market with no reply from your Lender on your contract offer? So you tried the so called Top Team? at a national real estate office, again your getting some showings and no offers? Maybe your home was listed for 6 months and your now finding your home as another Expired Listing?

Please let me try and explain somethings to you. there are a few things you should know about National Franchised Real Estate Offices. I have been selling real over 10 years now , I too have worked for a few national chains, I can explain to you how they work and why you should consider myself as your full time Realtor. 

(1) New Agents in the business most always start out at a well advertised franchised real estate office where they can be scheduled for Floor duty ! They are scheduled to take phone calls to the office off of sales signs and print advertisements. The Buyers call about home listings "maybe even your listing" and the agent that takes the calls "in most cases has never been inside your home" has to best describe your home by reading off the mls data sheet with the goal to convince the caller to schedule a personal showing of your listing.  So unless they call the listing agent directly, your home is attempted to be sold  many times by someone who knows nothing about your home other then what they can read off a sheet of paper! 

(2) Traditional National Franchised offices believe that listings are the key to gaining market share of any local real estate market. They will try to impress you in there print advertising, explaining to you that your home will get the most exposure with their company. Have you ever picked up the Sunday News-Press and try and completely look through every single listing on a Sunday afternoon? I don't know about you, but after about 45 minutes I say forget it! or have you looked through many of the color pages of different Real Estate monthly or bi-monthly publications to find no prices listed or the home has already been sold or the listing is now expired?

(3)Many Realtors with offices like this spend 90% of their time going after listings, after listings with the hope of one of the Realtors as a member of the Board of Realtors will sell your home !   

Here is how my approach of selling real estate, It's so much different then the Traditional Real Estate Office and Agent.   

(1) All my advertising directs all the buyer calls to my direct Phone Line on my cell phone or my email address. The Realtor who you have trusted would market and sell your home is talking all the Lead Calls from all home buyers ! The Realtor who has been in your home, knows your home the best, knows the  "Best Selling Points and Upgrades you have made on your home"  has your best interest in mind is now selling your home and is taking all the lead calls and emails or your property. My direct phone line is the only phone number on all my sale signs.

(2)I personally market several hours every day for home buyers looking to buy here in southwest Florida. I personally write all types of news articles for three different blogs including pictures, market information about homes, real estate, foreclosures , bank short sales, business and the lifestyle of living and working in southwest Florida.  Attracting all types of people around the world to southwest Florida. I do this by writing about my listings, my adventures of showing homes to clients, home inspections, loss mitigation and bank short sale information , buying foreclosures, living in Gated Communities, buying waterfront property, home inspections and my life experiences of selling real estate in Michigan and Florida.

(3)I have been interviewed on the Fox n Friends show on the national news network, I have interviewed with several news publications over the phone in the United States as well as a local news program in France. I have been just named recently in the famous " Strathmores Who's Who's " top business people worldwide for my work on Waterfront , Foreclosures and Bank Short Sales in southwest Florida. I am well connect to social networking sites as Twitter.com, Face book.com and Linked in to name just a few. 

(4)It has been stated that over 85% of the home buyers today search and find there new home by surfing the Internet and reviewing real estate information on blogs, web sites, the information that can be found is almost endless.
