Bank Short Sales are like a Football Game! Most Banks Are Taking the Ball and Running with it !

  

The start of the football season around the country this week, reminds me of how the Bank Short Sale Process has been defined over the last year or so. We went though a long and hard training camp with both the Banks and the Realtors defining the process over a period of time and have developed a playbook of guidelines in which to follow. Both teams have gguidelines and the results of the game depends on how well each team works thru the process on the playing field. I believe if you have a great game plan, provide the team with all the information they need, they will take the ball and run with it!     

I have been writing over the last 4 weeks, how I have noticed most of the banks have improved their service in dealing with bank short sales over the last month. Most of the banks have improved their ability to get back to me answers on submitted contracts. Yesterday, I received a call from a lender on one of my Waterfront Pool Home Pre-Foreclosure, Bank Short Sale Listings which I sent the completed package to them just two weeks ago. Here is how the conversation went;

Mr Kendall, I am calling you in regards to the short sale package you sent us. Everything looks fine, I will order up a (BP0)  today so we will have the results back before the end of the week. Please contact your seller and have them provide their last two weeks pay stubs to us here is my direct fax number you can fax me a copy of their pay stubs. Based on the information you sent and the results on the BPO we will work hard to get you a answer as soon as possible. Thank-You for sending in a contract on the property, we look forward to working with you. 

                                       

The results of each real estate market will vary and it is not the same around the country. The current real estate market in Cape Coral, Fort Myers and LeHigh Acres, Florida where prices are driven by the amount of Closed Bank Short Sales and Bank Owned Property. This has a lot to do with the improved service in my market place. There may have never been a better time to buy in southwest Florida then now.

Southwest Florida * First Time Home Buyers * New Tax Credit Law!

 

                              

I would like to suggest to all the people in Southwest Florida that are First-Time Home Buyers thinking about buying a home? Now is the time to get serious about buying a home, besides having a chance to buy a home at a great price, the recently passed Housing Recovery Bill that was just signed into law gives first-time buyers an interest-free loan of up to $7,500 in the form of an income tax credit. The credit equals 10% of a home's cost up to $7,500, and applies to a single family residence, including condos, but it must be used as a buyer's principal residence.   

First-Time Home Buyers are defined as those who have not owned a home for at least three years, will claim the tax credit the first year that they file federal taxes and receive the money as a reduction of their federal tax liability.

Full credit goes to individuals making $75,000 per year or less ($150,000 for couples). The new law is in effect until June 30, 2009.

Guess who Called ? The Banks Asking, Do you have a Contract on the Short Sale?

                                                 

The real estate market is always changing as we know it today, The same can be said for the Mortgage Industry as well as the Banks and Mortgage Companies thoughts on Banks Short Sales. I remember the middle of last year it was a challange to get the banks attention on a short sale, yet alone get an answer on a contract. You would make several calls to there lost mitigation department, send contracts more then twice over the fax machine before the bank would say knowledge they had all the information. Then you played phone tag for days before you could talk to the right person regarding the file on the property.

Yesterday,I recieved a call from a Mortgage Company Loss mitigation Department, they asked?

 Do you have a contract on named property? I stated not yet, but lots of showings!  She said that's fine just feel free to call me anytime here is my direct line and just let me know when you have a contract. I asked do you have a scheduled date to foreclosure on this property ? She replied no we do not. The bank would rather sell it as a short sale then foreclosure on the property  if you can get us a reasonable price to the current market value. 

This is just an example how some of the mortgage and banks are leading the way in reducing the amount of foreclosures off their company books. Now this may not be a aggrestive approach of all the banks, but times are changing and Bank Short Sales can be a great Buy on today's real estate market.
