Florida Voters Hit A Long Drive ! Law Makers Line up for Second Shot !

 

It say it is a great start in the right direction! In golfing terms "it's a straight drive down the fairway, but it's a par 5 and we need more straight shots ahead!" The passage of the Amendment 1 tax relief measure Tuesday is a start in the right direction in reducing taxes here in Florida. When I say start, what I am referring to is I believe you will see on the ballot in November again some type of tax reform bill that will be linked to a State Sales tax to off set the reduction of state revenue and provide more tax relief to home owners in Florida. Every Legislature member in Florida Knows this passage of Amendment #1 is not enough, but this was a great shot from the tee, we will have to wait, watch and see what approach they will take on our next shot? I don,t know about you but I am looking forward to see how this all plays out! Come join me in the bleachers and cheer their next shot!

Joe Kendall Realtor with Sandals Realty writes: One of the most often questions I receive about bank short sales, People always ask, when is it the right time to make an offer to the bank on a short sale? Well I always say every deal is different, but on an average the home owner must be at least 4 months behind in the mortgage payments.

 The owner must write a hardship letter explaining what has happen in their recent life that reflects the fact they no longer can afford their current home. The bank will require the seller to present the bank with several documents ( last two weeks pay stubs, last year tax return, current bank statements to name a few ) supporting the fact they can no longer afford the current home.

When the banks agrees to look at a short sale, is when you should make an offer on the home. If you are paying cash? You will need a statement from your bank showing you have the needed funds in your account to close. If you are Financing  home with a mortgage you will need a good pre-approval letter with a down payment, Most banks might pay some closing costs on a short sale. Timing is everything, every deal is different,but if your looking to purchasing a home under value, and don,t mind waiting, a bank short sale is a very good Choice but it's not for everybody! I did a referral of a past client in Michigan to a former real estate office and past associate! The referral was for a sale and a purchase ! The agent did not keep me informed as my emails and phone calls where not returned. ( I started to think maybe the listing expired? )The office was bought out by the local Keller Williams Realty office, the seller sold their home and bought another home with this referring agent ( found this out buy having coffee with the clients over the holidays)  The Agent now returns my email to say.. the office was closed and the deal closed with Keller Williams Realty and no commission is do on the referral. ( What a Professional Realtor, great business sense here!)    

My Question is there some guidelines under NAR handling this subject? If not what would stop agents from switching brokers to avoid paying referral fees? I am really surprised the local Keller Williams office allows this to happen? as the office manager when to Keller Williams too!

Please give me your thoughts on this, as I really would like to know, if anyone has had an experience like this?
